During their initial ventures, they encountered properties that seemed promising but wanted to learn more before placing an offer. This is where their financial expertise sparked the idea of modeling property financials, which helped them analyze deals from a new lens. These models would support decisions on the purchase prices, investment holding periods, and estimated returns.
